Understanding the NDIS home modification process
We work closely with you and your support team, including occupational therapists, support coordinators and plan managers to make sure your home modifications meet your needs and your NDIS plan.
The process usually includes:
Assessment: An occupational therapist identifies areas of your home that need modifying and how that will make daily life safer and easier.
Recommendations: They suggest modifications that match your needs including things that help you move around more comfortably and do everyday tasks with greater independence.
Funding approval: We help review your NDIS plan so you know the works are covered before anything begins.
Quotes and documentation: We prepare the necessary quotes so you know exactly what will be done and how.

Frequently Asked Questions
Home modifications are changes to your home that make it safer and easier to move around, based on how your disability affects your daily life. They could be simple adjustments like widening a doorway, or bigger changes like modifying a bathroom layout so it works better for you.
Minor modifications are smaller, straightforward changes that don’t affect the structure of your home and usually fall under set NDIS limits. Complex modifications are larger, may involve structural work and often need approvals, certification and coordination between different trades.
If your plan includes home modifications, you’ll see it listed under a ‘Capital – Home Modifications’ budget. If you’re unsure, your support coordinator, occupational therapist or NDIA planner can help check for you. If it is not there, they can guide you on how to request it be added.
You can ask for them at your next plan review or request a plan reassessment. Usually, an occupational therapist or home modification assessor will prepare a report showing what changes would help you and how they support your goals.
Yes, you can still have modifications if you’re renting, but you’ll need written permission from your landlord or property manager. The NDIA will also consider how long you plan to stay in the property when approving funding.
Yes, bathroom modifications are often approved if they make the space safer and easier to use. This could include things like a roll-in shower, grab rails, shower seats or non-slip flooring.
If everyday tasks like preparing food or reaching cupboards are difficult, an occupational therapist may recommend changes such as lowering benchtops, moving storage or improving access. These modifications are only funded if they directly support your goals and daily routines.
The NDIS doesn’t cover cosmetic upgrades, routine repairs or maintenance, general renovations or features unrelated to your disability, for example pools or luxury fittings. You can, of course, choose to pay for these yourself.
Yes, an OT or home modification assessor is needed to recommend changes. Their report shows what modifications will make daily life safer, easier and more manageable for you.
Absolutely. If you’re renting or staying somewhere short-term, there are practical solutions like removable grab rails, portable ramps or other non-permanent adjustments. These make your home safer without making permanent changes.
